Asbestos certificate for common parts

For buildings constructed before 2001, every co-owners’ association must have a valid asbestos certificate for the common parts by 31 December 2026. VCK Keuringen supports the process from preparation and site visit through to the official OVAM certificate.

What is it?

A separate certificate for the shared parts of the building.

The certificate describes the asbestos situation in areas that are jointly used or managed, such as the entrance hall, stairwell, cellar, façade, roof and technical rooms.

The deed of co-ownership and statutes normally determine which components are private and which are common. These documents help define the inspection scope correctly.

When selling an apartment

Private and common parts require separate certificates.

An asbestos certificate for a private apartment does not replace the certificate for the common parts.

From 1 January 2027, when a relevant private unit is transferred, the common-parts certificate must also be provided to the prospective buyer.

Who needs a common-parts asbestos certificate by 31 December 2026?
